Your first BTO guide

Heard your friends are getting engaged and applying for BTO (Build-To-Order) flats? You’re not alone. Getting a BTO flat is a major milestone — and one that needs careful timing and planning.
BTOs are new HDB flats offered at prices lower than the resale market. They come with a waiting time of about 3 - 4 years as time is required for construction, unlike resale flats, which are already completed.
BTO basics:
- Eligibility check: Must be Singaporeans and 21 years old and above, if applying as a couple or family; must be at least 35 years old if applying on your own.
- Application process: HDB holds sales exercises three times a year. Before you submit your flat application, you will need a valid HDB Flat Eligibility (HFE) Letter, which confirms your eligibility to buy an HDB flat, receive CPF housing grants, and obtain an HDB housing loan. After you've submitted your flat application, wait for the outcome of the computer ballot to see if you get a queue number to book a flat.
- Location and type: Choose based on budget and location. For instance, a 4-room flat in Sembawang, Yishun, or Tengah will likely cost less than one in a more central location like Bishan.
- Wait time: Be ready to wait three to four years. If you’re planning to get married soon, that means either staying with parents or renting short-term while waiting.
