So, you’ve decided to rent. Whether it’s a room near your uni, a studio in the East, or a shared flat in Woodlands — here’s what you need to know before signing anything.

Renting isn’t just paying monthly — it comes with rules, deposits, and hidden costs.

Understanding the fine print saves you from landlord drama and financial regrets later.

Rental basics you must know:

  1. Lease terms: Lease lengths can range from six months to up to three years for HDB flats, though most home owners will prefer to rent out their spaces for at least a year. Shorter leases = higher cost per month. If you’re unsure how long you’ll stay, try negotiating a break clause to give yourself flexibility.
  2. Upfront costs: Be ready to pay 1 month’s deposit (sometimes 2), agent fees (if any), and first month’s rent upfront. These can easily add up to over $3,000, so make sure you’ve saved enough before even viewing units.
  3. What’s included: Does rent cover Wi-Fi, utilities, and aircon servicing? If not, budget accordingly. These hidden costs can add $100–$300 a month, depending on your lifestyle and household habits.
  4. Roommate rules: If you’re sharing, clarify cleaning duties, guests, and common space usage. Having a quick agreement in writing can prevent arguments and help keep the peace.
